Signs your roof may be in need of replacement

Roof Leaks

A clear sign that your roof may need replacing is when you notice a leak. Many homeowners first contact a roofing contractor after spotting a leak or discovering water stains inside their home. This is a red flag, particularly if you have an attic, as it indicates the leak may have been ongoing for a while—especially if you don’t frequently check your attic. Left untreated, roof leaks can lead to significant damage, including wood rot and the growth of mold, both of which can severely impact the integrity of your entire roofing system.

Age of Roof

If your roof is 15-20 years old or more, it’s probably time to consider a replacement. Most roofs of this age are likely covered with asphalt shingles, which are both common and affordable, typically lasting around 20 years. Our team can perform a comprehensive inspection to assess the overall condition of your roof and provide a recommended course of action.

Poor Roof Valleys

A roof valley is a channel that directs water runoff where two sections of a sloped roof meet. In older homes, roof valleys often consist of multiple layers of roofing paper, which can deteriorate over time. Another method used is overlapping shingles to form the valley, but this can allow rainwater to seep underneath as the shingles wear. To properly repair a damaged roof valley, the shingles need to be removed, and sheet metal flashing should be installed from the top to the bottom of the valley. If the roof valleys have been problematic for an extended period, a full roof replacement may be necessary.

Damaged Shingles

No matter how high-quality your shingles are, they will eventually wear out with time. Rain, sleet, snow, ice, and wind can tear or damage shingles, leaving gaps that expose your roof to the elements. This can lead to leaks, which not only damage the roof structure but can also affect the attic, ceilings, and walls of your home.

Split shingles, caused by prolonged exposure to the weather, can occur quickly or over an extended period. To prevent leaks, it’s important to repair or replace these split shingles as soon as possible.

Bad Chimney Flashing

The flashing around a chimney helps prevent water from seeping down the sides and into your attic. If you’ve spotted white stains on the chimney brick inside your home, it’s a clear indication that the chimney flashing isn’t functioning properly. If left unchecked, this leak can cause serious damage to your roof and may ultimately lead to the need for a roof replacement.
